Calculation of floor area

Unfinished dimensions, Flat-rate amount to subtract/add

If you set the computation method to Unfinished, specify a percentage of the area to be subtracted to account for plastering.
If the computation method is set to Finished, then this field is unavailable. The same applies to DIN277 default schedules.

Finished dimensions, finish specs included

When computation method is set to Finished, the thickness of the various coats, layers and coverings used for finishing work is subtracted from the overall floor space.

You can make appropriate settings in the Type of Area Calculation, Height Division dialog box:

The base area is calculated based on the room height (finished dimensions). In addition, you can specify the depth above which niches in windows and walls are included in calculations. Similarly, you can define the minimum area for columns, chimneys and flush piers.

No height division (overall area, DIN277 2005-02)
